A 53rd Street zoning change request concerns neighbors of the applicant. The owner of a 2.5 acre parcel of land located directly behind Starbucks and Dunn Edwards Paints on Carefree Highway at 53rd St. is seeking a change of zoning. The subject property is currently zoned Desert Rural, and the owner would like to change it to Commercial Buffer to facilitate sale and development of the property.
While Commercial Buffer is an acceptable use per the Carefree Highway Area Plan (SAP) adopted several years back, local residents and neighbors are voicing concerns over the proposed two-story height of the commercial building. In addition to the height, concern has been expressed at the amount of businesses (six) to be operating from the building and the traffic they would create on the dead-end residential street.
The residential neighborhood of Venture at Black Mountain is adjacent the parcel to the north, and neighbors there are afraid of adding to the already voluminous light pollution that they receive from Lowes’ Home Stores and CVS Pharmacy.
