The Town of Cave Creeks’ Planning Commission will hold a public hearing on Thursday, November 17, 2022 at 7:00 pm to consider the request of a developer to change the current zoning of a parcel at the southwest corner of 53rd Street and Barbie and Barbie Lane from Desert Rural Residential to Commercial Buffer.
The proposed development of the 2.5 acre parcel known for decades as “Fort Grizzly” has residents in the neighborhood very concerned about the reported ultimate plans by the developer to put over 50 rentals on the parcel. The public Hearing for Fort Grizzly can also be attended electronically via Zoom.
Set in a neighborhood with 2.5 and 1 acre residential parcels, residents fear the loss of their quiet enjoyment, and point out that the Sprouts shopping center has already irretrievably changed traffic patterns, causing speeding “cut-through” traffic along 52nd Street, and making exiting 52nd Street onto westbound Carefree Highway nearly impossible during morning and evening drive times. Exiting Westland onto northbound Cave Creek is likewise challenging during the same times.
The Town recently placed a stop sign along 52nd Street in an attempt to discourage short-cut drive through traffic, and hopefully keep G.P.S. systems from guiding commuters down the quiet residential street on their way to and from work.
In addition to the multi family being proposed for Fort Grizzly, a local Realtor looks to build at least a dozen rental residences on the adjacent 1 acre parcel that sits directly behind Abrazo Hospital on Carefree Highway.
