The owners of two Cave Creek parcels seek rezoning from their existing Desert Rural classification to Commercial Buffer. The parcels in question are adjacent to each other, but have different owners and are located at northwest and southwest corners of 53rd Street and Barbie, behind Abrazo Hospital and Tractor Supply.
The first parcel is 1.4 acres and is located directly adjacent (behind) the hospital and has a two-story single family dwelling on it. The second parcel is 2.5 acres directly behind Tractor Supply and has for decades been known as “Fort Grizzly”. There are currently several older single family dwellings on the property.
The rezoning process is in the preliminary stages, with public notice and hearings set for October 13 and 14th, 2022 at 6 pm. at Cave Creek Town Hall facilities at 37622 N. Cave Creek Rd. After the public hearings and input, the rezoning will go before the Town Council and/or Planning Commission.
While neither owners intent is known positively at this writing, it is believed that multi-family residential development is the goal for both parcels. Bromax, who owns and operates the Chevron Station at the corner of Cave Creek and Carefree Highway is the registered owner of the larger parcel. A local real estate agent recently purchased the smaller parcel (and two-story home) for 1,000,000.
