Three other property owners located within Cave Creeks’ Specific Area Plan (SAP) are currently seeking the same Desert Rural Residential to Commercial Buffer up-zoning from The Town of Cave Creek, The SAP created a special zoning district from 48th Street to 54th Street along Carefree Highway to allow for commercial zoning and general commercial development. Two zoning change applicants, located behind the Abrazo Hospital and Tractor Supply Co. are likely to see multi-family scenarios in the form of rental units, something many residents feel the town is lacking.
The subject property is two parcels containing approximately four acres and was bought for 1,350,000 in June of 2022. Permitted uses for commercial buffer are fairly vast, including most types of retail, which is likely the ultimate destiny for these parcels.
